That number worldwide, according to the church, now stands at 315. When it begins operations in August, the Saratoga Springs Temple will be the fifth operating temple in Utah County, joining two in Provo and one each in American Fork and Payson. Elder Chad R. Wilkinson, an Area Seventy, and his wife, Allison, were part of Monday’s events.

Open Houses and Dedications

It’s simplistic beauty that elevates one’s vision toward Christ.” Temples are not built to be pleasing to the public and those not of our faith. They are built for the glory and honor of our Savior Jesus Christ. And it’s the hope that every temple that is built accomplishes exactly that. The open house event includes a brief video overview followed by a short walking tour through the temple. He said the church makes an effort to connect temples to the people who live and work in the area they are built, and the artwork and details in this temple are no different.

It will be one of 28 temples that are in operation, under construction, or announced. Tours can be booked from the church's website, and everyone is invited to attend. The church said this is a special opportunity because once the temple is dedicated, only church members can enter the temple, although the grounds are available to anyone. The temple was announced in April 2017 by President Thomas S. Monson, then-president of The Church of Jesus Christ of Latter-day Saints.

Another detail-oriented room within the temple was the brides room. This is a room dedicated to brides as they prepare to get married and sealed for time and all eternity within the temple. The symbolism is prominent within the stained glass windows of the baptistry area of the temple. The temple site overlooks Utah Lake as well as the surrounding Utah mountain range.

Inside the temple, the design cues and color palette are inspired by the blues, purples, golds and greens of surrounding flora and fauna, such as wildflowers, marsh grass, reeds and the previously mentioned snowy egrets. The finest materials and workmanship go into each and every temple, including the Saratoga Springs Temple – from its imported mahogany and marble, to the custom art-glass windows and crystal chandeliers. All of these elements and finishes are designed to enhance the experience and inspiration of those who come to worship in this holy place. It has been just over six years since the Saratoga Springs Utah Temple was announced in April 2017 by President Monson, and now the time has finally come to reveal to the public the interior of the new temple and begin the open house.

Elder Evan A. Schmutz, first counselor in the Utah Area Presidency, said temples should be a symbol of the lives of members of the church. The exterior of the temple is eight-inch-thick beige concrete made in Salt Lake County by Forterra. The spire is glass fiber reinforced concrete by Unlimited Design in Salt Lake City. The structure of the building is steel with concrete shear walls and concrete floor slabs. A decorative band that wraps around the exterior of the temple includes a mountain design, and Utah Lake wetlands and snowy egrets are represented on the metal panels. Prevalent in the temple are depictions of local flora and fauna including the iris, daisy and chrysanthemum, which are common wildflowers in the area; and birds, reeds and mountains that can all be seen nearby at Utah Lake. Latter-day Saint temples

According to a Monday news release, President Henry B. Eyring, second counselor in the governing First Presidency of The Church of Jesus Christ of Latter-day Saints, is scheduled to dedicate the temple Aug. 13. Elder Kevin R. Duncan, a General Authority Seventy and executive director of the church’s Temple Department, said this open house is longer than usual to allow as many people as possible to come and see. The public walk-through is one of multiple open houses being hosted by the church this year, and it's one that's been both much-anticipated and sometimes-maligned by Saratoga Springs residents. Other significant rooms inside the temple include the sealing room and the celestial room. The sealing room is where couples and families have the opportunity to be sealed together not only for time, but for all eternity. Brynley and Taylor Roberts are some of the youth that are helping with the open house.

The stained glass, which was created by Holdman Studios in Lehi, depicts Utah Lake, the nearby mountains and local birds. He said church architects reached out to local architects and designers to help establish the motifs that are seen throughout the temple. Elder Duncan currently serves as executive director of the church's Temple Department, overseeing temples around the world. He said church leaders extended the temple open house to last longer than usual because of the high demand, and they hope continuing it into the summer will allow people to visit multiple times and bring friends.

It will be dedicated on Aug. 13; the dedication will be broadcasted to congregations within the Saratoga Springs Utah Temple district. Tours can be booked from the church’s website, and everyone is invited to attend. After a media day (April 10, 2023) and a private open house for invited guests (April 11–14, 2023), a public open house will begin Saturday, April 15.

Weekend and evening reservations are mostly filled until late June, early July. “It’s a beautiful room but I felt a special spirit in there,” Sister Yee said. The temple was announced in April 2017 by then-President Thomas S. Monson.

The design reflects the quiet peace and inspiration of the surrounding mountains and wetlands. The entrance plaza is anchored by a tiered water feature surrounded by manicured gardens. A grassy lawn with meandering walkways fills the east side of the property. The event will be held on Thursday, June 13 as a celebration of a successful tour and to welcome the summer season in Saratoga Springs.

Invited tours run from April and public tours run from April 15 to July 8. The temple will be dedicated on Aug. 13 by President Henry B. Eyring, second counselor in the First Presidency. Public tours will be held Monday to Saturday and all are welcome to attend. All are welcome to attend weekly Sunday worship services and other weekday activities at meetinghouses. In short, temples are where Latter-day Saints make promises with God and learn of their divine origin. The Saratoga Springs Utah Temple is the 179th operating temple of The Church of Jesus Christ of Latter-day Saints and is now open to the public for 13 weeks.

“All of God’s creations are reflected in the variety of what we see in the temple and how it’s put together. As a house of the Lord, this temple is entered by only the most devout Latter-day Saints after its dedication. Thus, they are eager to show the building to neighbors and friends during the open house. This sacred space, located northwest of Utah Lake in Utah County, was first announced at general conference in April 2017 by then Church President Thomas S. Monson. The font railings were designed by Naylor Wentworth Lund in Salt Lake City, Utah.

Mortgage Calculator: PMI, Interest, Taxes and Insurance

house payment calculator

Lenders use your debt-to-income (DTI) ratio to decide how much they are willing to lend you. DTI is calculated by dividing your total monthly debt — including your new mortgage payment — by your pretax income. When you borrow money from a lender, whether it’s a personal friend or a bank, you’ll need to know the total cost of paying back the loan. A loan calculator uses basic information to estimate your installment payments and give you an idea of how much interest you’d pay over the life of the loan. A bi-weekly mortgage is a mortgage in which the borrower makes half of their monthly mortgage payment every two weeks, rather than paying the full payment amount once every month.

HOA Fees

It is possible to pay down your loan faster than the set term by making additional monthly payments toward your principal loan balance. You can expect a smaller bill if you increase the number of years you’re paying the mortgage. For example, a 15-year mortgage will have higher monthly payments than a 30-year mortgage loan, because you’re paying the loan off in a compressed amount of time.

Next steps on getting a mortgage

Interest rate - Estimate the interest rate on a new mortgage by checking Bankrate's mortgage rate tables for your area. Once you have a projected rate (your real-life rate may be different depending on your overall financial and credit picture), you can plug it into the calculator. Zillow's mortgage calculator gives you the opportunity to customize your mortgage details while making assumptions for fields you may not know quite yet. These autofill elements make the home loan calculator easy to use and can be updated at any point. Homeowners association (HOA) fees are common when you buy a condominium or a home that’s part of a planned community.

How to use a mortgage payment formula to estimate your monthly payment

This can help you figure out if a mortgage fits in your budget, and how much house you can afford comfortably. Your estimated annual property tax is based on the home purchase price. The total is divided by 12 months and applied to each monthly mortgage payment. If you know the specific amount of taxes, add as an annual total. Private Mortgage Insurance (PMI) is calculated based on your credit score and amount of down payment.

You can think about refinancing (if you already have a loan) or shop around for other loan offers to make sure you’re getting the lowest interest rate possible. Under "Down payment," enter the dollar amount of your down payment (if you’re buying) or the amount of equity you have (if refinancing). Or instead of entering a dollar amount, enter the down payment percentage in the window to the right. A down payment is the cash you pay upfront for a home, and home equity is the value of the home, minus what you owe.

Once you provide the loan amount, interest rate and term, the loan calculator will estimate your monthly payment and total interest. Here’s how to understand the results of what you entered into the loan calculator. A mortgage payment calculator helps you determine how much you will need to pay each month to pay off your mortgage loan by a specific date. These loans have interest rates that reset at specific intervals. They typically begin with lower interest rates than fixed-rate loans, sometimes called teaser rates. After the initial term ends, the interest rate — and your monthly payment — increases or decreases annually based on an index, plus a margin.

So if you paid monthly and your monthly mortgage payment was $1,000, then for a year you would make 12 payments of $1,000 each, for a total of $12,000. But with a bi-weekly mortgage, you would make 26 payments of $500 each, for a total of $13,000 for the year. This can help the borrower pay off their mortgage loan sooner and reduces the total amount of interest paid over the life of the loan.

A 20% down payment also allows you to avoid paying private mortgage insurance on your loan. You can use Zillow's down payment assistance page and questionnaire tool to surface assistance funds and programs you may qualify for. The mortgage calculator estimates a payment that includes principal, interest, taxes and insurance payment — also known as a PITI payment.

NerdWallet has a long list of mortgage calculators to help you make whatever financial decision comes your way. A mortgage rate is the rate of interest charged on a mortgage. They can be either fixed, staying the same for the mortgage term or variable, fluctuating with a reference interest rate. A lump-sum payment is when you make a one-time payment toward your mortgage, in addition to your regular payments. How much of a lump sum payment you can make without penalty depends on the original mortgage principal amount.

Buying a home for a lower price or waiting until you have larger down payment savings are two ways to save you from larger monthly payments. When you’re looking at properties, HOA fees are usually disclosed upfront, so you can see how much the current owners pay per month or per year. HOA fees are an additional ongoing fee to contend with, they don’t cover property taxes or homeowners insurance in most cases. Private mortgage insurance (PMI) is an insurance policy required by lenders to secure a loan that’s considered high risk. You’re required to pay PMI if you don’t have a 20% down payment and you don’t qualify for a VA loan.

A long-term mortgage is a loan with a shorter length of time. Short-term mortgages offer less protection against changing interest rates because you need to renew them more frequently. Long-term mortgages typically have higher rates but offer more protection against rising interest rates. Penalties for breaking a long-term mortgage can be higher for this type of term.

PMI is calculated as a percentage of your original loan amount and can range from 0.3% to 1.5% depending on your down payment and credit score. Once you reach at least 20% equity, you can request to stop paying PMI. Property taxes vary widely from state to state and even county to county. For example, New Jersey has the highest average effective property tax rate in the country at 2.42%. Owning property in Wyoming, however, will only put you back roughly 0.57% in property taxes, one of the lowest average effective tax rates in the country. When you borrow money to buy a home, your lender requires you to have homeowners insurance.

You may enter your own figures for property taxes, homeowners insurance and homeowners association fees, if you don’t wish to use NerdWallet’s estimates. Edit these figures by clicking on the amount currently displayed. An FHA loan is government-backed, insured by the Federal Housing Administration. FHA loans have looser requirements around credit scores and allow for low down payments. An FHA loan will come with mandatory mortgage insurance for the life of the loan. Remember, your monthly house payment includes more than just repaying the amount you borrowed to purchase the home.

How to use the mortgage calculator

In the early 20th century, buying a home involved saving up a large down payment. Borrowers would have to put 50% down, take out a three or five-year loan, then face a balloon payment at the end of the term. A non-conforming loan is less standardized with eligibility and pricing varying widely by lender. Non-conforming loans are not limited to the size limit of conforming loans, like a jumbo loan, or the guidelines like government-backed loans, although lenders will have their own criteria. In addition to mortgages options (loan types), consider some of these program differences and mortgage terminology. Homeowners insurance is a policy you purchase from an insurance provider that covers you in case of theft, fire or storm damage (hail, wind and lightning) to your home.

The monthly payment calculator above will give you an idea of the cost of a basic loan. But you may also want to use a loan calculator that is more tailored to your needs. An extra payment is when you make a payment in addition to your regular monthly mortgage payment. Get pre-qualified by a lender to see an even more accurate estimate of your monthly mortgage payment. Here’s a guide to the information you’ll need in order to use the monthly payment calculator and definitions for some of the terms you'll come across. If you’re hoping to buy a home, weeks or months could pass before you find a house and negotiate your way to an accepted offer.

While it depends on your state, county and municipality, in general, property taxes are calculated as a percentage of your home’s value and billed to you once a year. In some areas, your home is reassessed each year, while in others it can be as long as every five years. These taxes generally pay for services such as road repairs and maintenance, school district budgets and county general services. A mortgage is an agreement between you and the company that gives you a loan for your home purchase.

Start your home buying research with a mortgage calculator

Aside from paying off the mortgage loan entirely, typically, there are three main strategies that can be used to repay a mortgage loan earlier. VA loans are partially backed by the Department of Veterans Affairs, allowing eligible veterans to purchase homes with zero down payment (in most cases) at competitive rates. Homeowners in some developments and townhome or condominium communities pay monthly Homeowner's Association (HOA) fees to collectively pay for amenities, maintenance and some insurance.

Mortgage payment formula

These four key components help you estimate the total cost of homeownership. Fixed-rate mortgages will have the same total principal and interest amount each month, but the actual numbers for each change as you pay off the loan. You start by paying a higher percentage of interest than principal. Gradually, you’ll pay more and more principal and less interest.

USDA loan (government loan)

Most people choose 30-year fixed-rate loans, but if you’re planning on moving in a few years or flipping the house, an ARM can potentially offer you a lower initial rate. For the mortgage rate box, you can see what you’d qualify for with our mortgage rates comparison tool. Or, you can use the interest rate a potential lender gave you when you went through the pre-approval process or spoke with a mortgage broker.

This influences which products we write about and where and how the product appears on a page. By 2001, the homeownership rate had reached a record level of 68.1%.

This rule says that your mortgage payment shouldn’t go over 28% of your monthly pre-tax income and 36% of your total debt. This ratio helps your lender understand your financial capacity to pay your mortgage each month. The higher the ratio, the less likely it is that you can afford the mortgage. SmartAsset’s mortgage payment calculator considers four factors - your home price, down payment, mortgage interest rate and loan type - to estimate how much you will pay each month. Here’s a breakdown with an explanation of each factor and how it influences your payment.

The reason most lenders require a 20% down payment is due to equity. If you don’t have high enough equity in the home, you’re considered a possible default liability. In simpler terms, you represent more risk to your lender when you don’t pay for enough of the home. One common exemption includes, VA loans, which don’t require down payments, and FHA loans often allow as low as a 3% down payment (but do come with a version of mortgage insurance). One of the rules you may hear as a homebuyer is the 28/36 rule or the debt-to-income (DTI) rule.

When a loan exceeds a certain amount (the conforming loan limit), it's not insured by the Federal government. Loan limits change annually and are specific to the local market. Jumbo loans allow you to purchase more expensive properties but often require 20% down, which can cost more than $100,000 at closing. When you own property, you are subject to taxes levied by the county and district. You can input your zip code or town name using our property tax calculator to see the average effective tax rate in your area.

The more info you’re able to provide, the more accurate your total monthly payment estimate will be. Conventional loans are backed by private lenders, like a bank, rather than the federal government and often have strict requirements around credit score and debt-to-income ratios. If you have excellent credit with a 20% down payment, a conventional loan may be a great option, as it usually offers lower interest rates without private mortgage insurance (PMI). You can still obtain a conventional loan with less than a 20% down payment, but PMI will be required. For example, you may have homeowners association dues built into your monthly payment. It helps to gather all of these additional expenses that are included in your monthly payment, because they can really add up.
